Our local market has held up pretty well in relation to many areas however other markets still have an effect on our locality. Many people outside our area are experiencing lower equity which has limited their ability to either sell or borrow against their equity in order to purchase elsewhere. Cash solid buyers and prime borrowers did make moves this spring and summer to our region keeping our market reasonably stable. Buyers are finding lots to look at due to the abundance of properties on the market and making a decision has been harder for some because there is no pressure to do so. Bare LandThe advantage is in the Buyers favor regarding bare land because of greater supply than demand. ResidentialResidential sales have been a little stronger yet still down from 2007. Pricing has dropped some and buyers can find good value through winter. CommercialThere has been some movement in commercial property both by locals and outsiders. There continues to be many people who come to our beautiful community and fall in love with it. The long term outlook is solid here as people retire and discover the beauty of North Idaho and the friendliness of Boundary County residents.
