Joe Farrell ![]() Market WatchWinter 2010 Well it's been awhile since my last update but not many changes. It continues to be a Buyer's Market due to the amount of product for sale vs. the amount of Buyers for the product. Buyers have plenty of time to make a calculated decision on purchasing because there is often no one breathing down their backs for the same property. We are seeing a couple things recently that could be indicators of a change. Investors are jumping back in with cash feeling that it is a good time to buy with lower prices. The long term for our area looks good as we have plenty of people coming here looking for a quality rural lifestyle where they can enjoy life. This year we've had several people looking for sustainable properties where they can live simply, safely, & provide for their families through hunting, fishing, and gardening. The beauty here continues to amaze those who come and those who have lived here all their life. Besides we still are the friendliest town in Idaho. Also interest rates are at the lowest they have been in recorded history beginning in 1963. This month locally they were at 3.875% on a 30 year fixed. That coupled with lower prices make this a good time to buy. It is possible for the common man with a good job and good credit to buy a home which is the way it should be. Whether you are looking for vacant land or a home to live in there are plenty of options out there so don't hesitate to at least have a look.
